A significant new housing proposal is on the horizon for Davis Square!

Developer Copper Mill has filed for a Chapter 40B permit to construct a 26-story, 502-unit apartment high-rise at the corner of Elm and Grove Streets, with 25% of the units designated as affordable housing.

Utilizing the state’s 40B process, the project aims to bring both affordable and market-rate housing into the heart of Davis Square. We are currently building this page as your go-to resource for project updates, documents, fact sheets, frequently asked questions, community engagement opportunities, and more.

In response to community feedback following the initial March kickoff meeting, developer Copper Mill has released four design alternatives for the Davis Square residential project. The project still proposes approximately 500 units. However, the designs feature various options in massing, configuration, and height to meet this goal. The designs introduce updated materials, integrating brickwork into the ground-floor elevations to better align with the existing neighborhood character.

Copper Mill has established a project office at 235 Elm Street in Davis Square (formerly Caramel Patisserie). Residents are invited to visit during rotating office hours to speak directly with the project team. You can find the office hours posted at 235 Elm Street on a two-week schedule.

The permit review with MassHousing remains paused at the state level. The April 2026 design proposals are available in the Documents section.
